Yes, foreigners can buy property in Mexico. However, if the property is within the restricted zone (50 km from the coastline or 100 km from the borders), they must do so through a fideicomiso (bank trust) or a Mexican corporation.

Closing costs typically include notary fees, registration fees, title insurance, and legal fees. These costs can range from 3.5% to 5% of the property’s purchase price. This is including the Mexican Governments 2% acquisition tax that all real estate sales incur.

We are very lucky to that our annual property taxes are lower than most other countries.
As an example if your condo was purchased for $1m your annual property taxes are approx. $600usd/year. If you have a $10m dollar home, you annual property taxes are approx. $5000/year.

Each gated community has differing HOA structures and fees and depending on the amenities, golf course, beach club, gym, racquet & sports center, etc…. will depend on the annual dues. Ie. Querencia has one Fazio golf course and a 2nd one under construction, a beach club, raquet & sports centers, gym, severl pools, and they have an annual membership of $46,000/year with a fee to join the club at $290,000usd.

What does it cost to buy ocean front?
The Golden Cabo corridor, between Cabo and San Jose, has many opportunities to live on the ocean with different price points. A favorite location for me is at Las Mananitas where you can get a condo in an ‘oceanfront’ community starting at $1m. Or - in Querencia, a private golf & beach club community, in a condo literally ON the ocean for $6m. Chileno Bay ocean-front condos would start at $9m and single-family homes would start at $25m.
But there is good news only an hour north from here in the darling town of Todos Santos which is nestled along the Pacific Ocean. You can purchase an oceanfront homesite for approx. 1m and build your dream home.

Los Cabos has warm temperatures year-round, with highs between 82°F (28°C) and 91°F (33°C) and lows between 55°F (13°C) and 75°F (24°C). The average annual temperature is 78°F (26°C). PERFECT!

Los Cabos receives an average of 7 to 10 inches of rain per year at sea level, and 50 to 60 inches in the mountains. Most of the rain falls during the hurricane season from July to October. Usually around 15 days a year of rain.

Los Cabos has over 300 days of sunshine per year. August & Septembers are the wettest months, but also has the most sunshine, with about 12 hours a day.

The water temperature in Los Cabos varies depending on the body of water and the time of year. The Pacific Ocean is colder than the Sea of Cortez, but the mixing of the two bodies of water keeps the water temperature fairly warm year-round. July through to December have the best ocean swimming temperatures, with an average of 82°F.

Some say the best time to visit Los Cabos is from November 1st all the way to July 31st. NEARLY perfect weather during that whole time. Xmas, Thanksgiving and March Spring-break are when the crowds have arrived and hotels are at their most pricey. Stormy season is August through to the end of October.

December to April is ‘whale soup’ season. Enjoy whale pod sightings from a beach umbrella or a boat tour.

Can I move to Los Cabos?
